Employee Recognition and Advancement OpportunitiesDirector of Facilities MaintenanceJob DescriptionThe director is responsible for establishing, directing, analyzing, and monitoring systems for all aspects of services that focus on safety, physical plant and preventative maintenance programs that meet all state and federal codes, regulations, and permits. Provides oversight of housekeeping and laundry programs.Physical requirementsDriving, standing/walking up to 5-8 hours per day covering campus several times per day, sitting for short periods of time for paperwork and meetings, lifting up to 50 lbs. when necessary, torso rotation, pushing and pulling, bending/stooping, squatting, crouching, kneeling, grasping/handling, and communication. Must be able to speak and hear within normal range and be able to express ideas verbally and in writing.Mental abilitiesMust have good knowledge of buildings and equipment. May be subject to emotional or hostile residents and family members.RequirementsMust be able to interpret information and make sound independent decisions. Must be able to prioritize and organize. Must be able to communicate effectively. Must be able to think logically, clearly and critically.Working ConditionsMostly indoors, sometimes outdoorsSubject to extreme heat and cold when necessaryAssists in planning, scheduling, and supervising maintenance and repair work of all building, grounds and utilities systems. This includes plumbing, masonry, carpentry, painting, electrical, refrigeration, heating and air, and gardening.Sketches plans, reads and interprets blueprints and manufacturer's specifications, and requisitions equipment and materials for equipment installations and repairs.Assigns maintenance crews to specific jobs and spot checks work to ensure that workmanship meets standards and that safety and building regulations are in compliance.Is responsible for personnel matters pertaining to the employment, training, termination, and grievances of maintenance workers.Trains and supervises all maintenance assistants to properly perform the tasks and duties assigned to that position.Assigns daily work tasks to maintenance assistants and monitors the progress of those tasks to ensure completion.Maintain and ensure safe and proper operation of all equipment within the facility.Manages and maintains inventory of all spare parts, tools and equipment needed for successful planned maintenance programs.Keeps all department heads informed of planned maintenance procedures which will result in the shut down of major equipment that may affect the quality of patient care.Maintains all preventative maintenance logs and repair logs in an up-to=date and organized fashion.Immediately reports to the Executive Director any problems found in the facility.Reports on a regular basis to the appropriate levels of management as required.Implements the maintenance orientation and training programs accordingly.Job QualificationsRequired:High School Diploma or GEDAt least ten years in building maintenance and managementAt least ten years in building maintenance as a mechanicKnowledge of federal, state, and local safety regulationsDesired qualifications:Courses in electric, plumbing, cooling and heatingFriendship Village Retirement Community is an Equal Opportunity / Affirmative Action EmployerAll qualified applicants will receive consideration for employment without regard to disability, race, color, veteran status, religion, sex, or national origin.We -want all interested and qualified candidates to apply for employment opportunities.
